Manager, Building Services and Systems Section (PR0006/23-24)
Reporting to Senior Manager, the appointee will be responsible for leading a technical team to perform operation and maintenance of building services and systems on campus of the University.
Responsibilities:
- Lead a team of technical staff and contractors for maintenance works on building services and systems and other facilities within campus;
- Ensure equipment, system and facilities are serviced and maintained according to sets of standards and specifications;
- Plan and execute value for money, efficient and effective maintenance programme in conjunction with concerned parties;
- Manage system breakdown to minimise the downtime and impact on operations;
- Monitor and analyse equipment faults and take appropriate corrective actions to improve the system and equipment availability;
- Ensure spare parts inventory level and make adjustments to optimise parts and tools meeting maintenance requirements;
- Develop, plan and implement system and equipment upgrade to improve the overall efficiency and meet the operation needs;
- Ensure the work environment is safe and environmentally friendly and fully comply with the relevant legislation and ISO/OHSAS standards;
- Upkeep all building facilities/utilities and cleanliness in terminal and ensure all maintenance programme and projects are cost-effective;
- Manage and motivate staff to achieve the highest performance;
- Plan and provide relevant training to develop staff and devise the succession plan;
- Prepare and control of annual maintenance budget;
- Manage and negotiate with contractors on outsourced projects and maintenance works;
- Develop, plan and implement improvement projects including fitting-out works and energy saving programmes; and
- Perform shift duties outside normal office hours ad hoc tasks as assigned.
Requirements:
- A recognised degree in Electrical / Mechanical / Building Services Engineering or other relevant disciplines;
- A minimum of seven years’ relevant work experience in implementation of building services systems for large-scale and complex buildings or properties gained from client or consultant side;
- A valid Registered Electrical Worker Grade B or above is preferred;
- Relevant experience in statutory submission procedures for obtaining appropriate operating licenses;
- Proficiency in CAD, BIM or facilities management software;
- Supervisory experience in managing a technical team of large-scale properties or venues;
- Able to work independently and demonstrate good analytical and problem-solving skills with good knowledge of project and stakeholder management;
- Detail-minded and result-oriented with good collaboration skills; and
- Good written and spoken communication skills in English and Chinese.
The initial appointment will be offered on a fixed-term contract of two years. Re-appointment thereafter will be subject to performance review, mutual agreement and availability of funding.
Shortlisted candidates are required to sit for a written test.
Salary will be commensurate with qualifications and experience.
